Your Wishing Price versus a Realistic Sales Price

But ,the problem with a wishing price is:

  • No matter what your reason for selling is, if you have a price in your head, we need to understand why you have that price in mind.  Oftentimes, it’s because it’s critical for you to sell for a number of reasons.  A wishing price is not a sales price.
  • Listing a property at your wishing price more often that not results in your property being listed but then it sits on the market for longer thank it should.  Your listing gets stale and you do not get enquiries.  This is not a good solution to be in at all. 
  • And, the first 2 weeks of any new property listing is the most crucial.  If after 2 weeks the price starts to drop and any increment less than R50,000 you do not get the response from the market you should get.
