Great Tech As An Estate Agent

As an estate agent are the reigns of your business in your hands?

Are the reigns in your hands? Upon joining KW Select, and after 3 years now (June 2023 was my anniversary), when asked what I would do differently, my answer is always the same.  I always say I would have leveraged the KW Technology from Day 1.  I was guarded and pedantic about my data which is my business. And in hindsight, my business would have grown so much faster if I had more tech and tools.  Alas, I call it school fees. 

Stretched For Time In A Traditional Agency Model (TAM)

In the Traditional Agency Model (TAM), I really did try to implement all my ‘building of relationship stuff’ myself.  I knew it was important.  But that meant extra costs.  But the CRM many agents use falls way short of what it means to do it properly and to consistently get the results we all need.  Are you getting the 12:2 or the 50:1?  A TAM’s workflow works for them as a business.  You are actually working for your TAM.  More often than not a TAM protects their income not yours.  And where you are fortunate enough to work for a brand that is considered a worthy adversary, don’t go and outsource and separate or disparate system.  It costs more and it’s better to keep your data and your business and your data closer than the vest you are wearing in Winter. 

I had no CRM to speak of in my TAM.  No campaign capabilities.  One sales meeting after the next.  Micromanagement of my daily efforts and routines.  I actually learned nothing if I look back.  I did all the graft and for 50/50 then 25/25 because I worked in a team and my TAM understood zero about teams.  I realised that my meetings needed to make money for me.  Meetings that go on were a waste of time and actually cost me money.  It’s called opportunity cost peeps.  If only I had the opportunity to leverage best-of-breed technology for my good.  The TAM technology budget as well as the bells and whistles were always for the TAM’s good, not mine.  I needed support.  I needed to focus as an Agent.  I honestly needed technology but I never knew it.  My business needed wings. I have the longest list of what I could not do and did not have at my TAM.  But dwelling there will not fix what I did not have but rather what I have now.

  • Absolutely, I love that I can work anywhere I like any area or any property typeI don’t get ‘given’ an area to work the size of the Vatican City which, for the record is the smallest country in the world.  You get a referral on the other side of the road and bang you cannot work it and you cannot earn from it.  The KW way is different.
  • I love that there are no more sales meetings which happened once a month or more in my TAM. I actually love that the most.  What a waste.

More Control AND More Autonomy

  • We need a sense of more of this or less than that.  Just the right amount of lead generation (3 hours daily) and you have more leads then more listings.  Listings without leverage is just crazy.  We already start each day being self-employed on Zero, why not leverage your listing and make a sale quicker than most?!
  • Targets – am I on track?  If not, why not? 
  • Agents we want to and need to meet our financial obligations next month or the month after that.
  • Myth: Estate Agents earn a lot.  Truthfully, we earn what we are worth.  And what you put in is what you take out.

But you have the tools to fix your movie if your maths is not adding up.  The one thing I absolutely struggled with in the Traditional Agency Model (TAM) I was in, in Randburg (not saying the name either) was the 6 monthly performance reviews.  Gosh knowing you are not where you need to be is 1 thing, but being told to put boards up to get noticed was honestly part of the feedback I received.  Really.  Telling me what activities I should be on top of and then checking in to see how I am doing with my activities.  No help with lead generation.  Lead generation is the one thing that can and will change your altitude as an agent.  Another article coming soon.
