Do you know what you want to earn, or how much Bacon you want to eat?  So work backwards from your big goal.  How many sales do you need each month?  What comm will you work on?  What GCI do you need to nail – oops remember that split of yours that will always be your split, forever and a day?  Then factor in how long the transfer will take.  When will you earn your Bacon?  Gosh just imagine 92% of your comm if you cap with KW.  Work it out while you are setting your goals.  Have a good look at what 92% can do for the Bacon you bring home.  Call me on (083) 550 1220 if you need help with that.

Be a Dory And Crush Social Media

If you have no social media strategy then get started.  If you have no database start there as well.  If you have no CRM technology to leverage – let’s chat.  And remember as “there have been fantastic estate agents that have gone before you and there will be fantastic agents that come after you.  Need the Bacon to start sizzling, then it’s time to get started.

Plate Ready?  Are You Prepared And Ready?

  • What script are you using?  Is it consistent?  Have you prepared it?  Will it take no more than 2 minutes? 
  • Try a little of this with calling.
  • Why not warm up a lead with a little WhatsApp?
  • Try an SMS.  It’s also about breaking through the clutter.
  • Nurture your leads.  Decide how.  But have a plan.  Ours at Keller Williams is automated and it works!
  • Record yourself (take a video).
  • Why not record your practice session?  Energetic and confident or timid and wishy-washy?
  • Record your activities.  Track your results.  Do you keep baking a cake and just keeps flopping?  Change the recipe.
  • Start small and build your confidence.    But start.
  • And know your numbers. 
  • Do you know what listings are active in the area that you could leverage?  
  • Are you controlling the narrative? 
  • Do you know your numbers for your farming area? 
  • Are smiling into a mirror? 
  • Are your objections prepared?  That includes POPI by the way.  
  • Did you practice on a friend or an accountability buddy?  Because we never practice on clients, do we?  Are you a “lean mean listing machine today”?
  • Gary Player says “The harder I practice, the luckier I get”. 

Start Dishing Your Bacon – The Way You Like It

  • If you make 50 calls and you get 1 valuation that’s super. Divide your 1 valuation by your 50 calls.  You should get 2%.  Was yesterday better?  What time did you work your data yesterday?  What day of the week is it.  You know the drill.
  • There is no cheat sheet.  Consistent repetition brings home Bacon.  

Need 1 Valuation A Day – Do The Maths

Your diary will fill up.  You will get listings.  You will earn more commission.  Now leverage your buyers and sellers with CRM.  

Did You Set The Table?  Block Time In Your Diary

If you can make 50 calls in a few hours.  Block those hours every day and stick to your Bacon time.  No wavering.  No distractions.  No excuses.  

Now Tuck Into That Bacon – But Leverage Technology And Double Down If You Need To

Did you cook enough Bacon?  If you need more than 1 valuation a day, then you need more Bacon time.  Simple.

Mix It Up

You drove out to do the valuation?  You spent your time and money doing it.  You cannot rely on good looks alone.  Now it’s time to nurture, especially if your seller is ‘still thinking about it’.  Did your 7% commission not land well?  Well at 92% commission when I CAP, I can be more flexible and still bring home the Bacon.

How did you deliver your valuation?  Did you include a well-thought-through marketing plan or was it a cut-and-paste?  Do you have a seller presentation?  Did you drop a little thank you Whats App to thank your Seller for their time?  Are you nurturing with CRM?  You have already spent money so nurture.

There Must Be 100 Ways to Shop For More Bacon – Find More Stock

  • Generate leads to find the stock you need to hit your big goal and your big Why?
  • Do you have a social media presence?
  • Do you have a database?  Not sure if you knew this but it takes under 30 seconds to download your buyer data.
  • How will you nurture your leads?  Yourself?  You will get busy.  You will forget and that’s Bacon you cannot eat.  Keller Williams can help with that.
