As an estate agent, I know how much I have grown to love the areas I work. And I get to work where I want to work. I work the type of property i want to work. And over the years you become known, you build a reputation and you grab some market share when you can. You build up a buyer’s book and you make some money. But, that’s not always how it works, is it?

Oh and over time you build and nurture a database

No matter how you build your database you need one and three best guys have one.  Hopefully, your database is not lying in a file.  Maybe it’s on your phone?  But if you want to really burn bright ass an estate agent you need data.

Choosing areas

I was living in RPR so it was natural that I considered areas to work close to home.  Then RPR led to Bromhof and Boskruin.  I have been fairly lucky to work in the industry where I could choose my areas but not all estate agents are that lucky.  Some are even restricted to property types in specific areas.  Gosh, you must get so claustrophobic in that box…. I would platz.

Getting married to an area is the bomb.  You build up buyers who buy from you and then sell again.  It’s been wonderful and it’s lovely to bump into buyers or sellers.  It’s even more wonderful to get referrals with good endings

How can we all work together?

We can all work together if we have more than 1 agent in an area.  We team up to win.  Anushka Lubbe our top-performing agent at KW for 4 years in a row and she has over 25 listings at the moment. Can you imagine that, and when the market turns which it will do, wow. It’s no wonder she is a top performer! She shares up to 30% with another agent who brings a buyer to her listing and puts in an offer that is accepted. But for most of her sales she works on her own. She has an admin assistant who is a total superstar. But it’s just her. Give us all a little bit of a higher benchmark in terms of what we can actually do if we really put our minds to it.
