Ask yourself why your home is not selling?

- Is my agent really doing their best to sell my property? How would I know? Because in this industry we are rewarded for outputs, not effort!
- Do I have the best photos of my property that money can buy? Did my agent take professional photos?
- When I search for my property online via P24, does my property feature in the first 10 properties? You see that’s called listing quality.
- And also, is my home dated with 1980 finishes and I am expecting 2022 prices?
Who decides on the price of my property?
Who then determines the price of a property? No, not you the seller. Not really me the agent although I will guide you to a market-related price. You see, it’s the buyer that decides on the price of your property when you sell, and they buy.
What goes into an accurate property valuation?
It’s not rocket science. But it means a good estate agent can price a property for sale. A good agent actually uses numbers and not a gut feeling. No matter how seasoned your agent is, a written valuation with a little thinking would be a good call. A seasoned agent that uses gut feel, from time to time gets it wrong and that could be your property they get wrong. A good estate agent knows how to find the right information and present it in such a way that the facts speak for themselves. Finally, it’s all about using the info that is available to an agent to get it right, every time. Accuracy is key.
So, your journey starts with your agent viewing your property. Is your property in good condition? Will you consider a market-related price when you sell? If your property is dated and you know it, have a quick look on P24 to see what you are competing against. The first visit will consider the condition of your property, the features, and also the quality of the finishes. Then comes the number crunching for the estate agent. We do consider the same or similar properties in the same area, and in some cases complex. We consider first and foremost the transferred prices in an area. Then we carefully consider the open market. How many bedrooms, how many bathrooms, how many garages. We also consider closely by looking at each property on the market whether your competition is solid or not. We always compare the same or similar properties. Getting the right price range when you sell is step 1. Step 2 is discussing the price point. Step 3 is agreeing on the asking or listing price. Step 4 is the mandate or permission to market and from there a good agent will make the process easy. Step 5 is letting your agent conduct viewings. It’s also about you stepping away and letting your agent earn their commission. And Step 6 is selling the property or taking an offer. This is still the easy part. But folks, the big step is knowing that your agent has what it takes to go the distance. Listing a property is easy but getting the ball over the line and concluding a property transfer requires finesse, skill, and hard work. In conclusion, the property transfer if you lose control of it can ruin a good sale and a happy life.

How do I know which estate agents are good?
It’s really simple. Look up your area on P24. Look at who holds the market and who holds the buyers in your area? How many listings do these agents have? Then ask which agents are able to leverage your property to their buyers from other properties that are the same or similar? Is your estate agent switched on and by that, I mean in touch with technology? Is your estate agent tech-led? Does the technology that your estate agent uses set them up for success? Or are you caught in a catch-22 where you keep dropping the price because you listed your property for more than the market would pay?
