It’s been a while and I have missed being active. Working on my success list.  Here is a little Brain Test – find the word Single in this picture in 20 Seconds or less. It’s actually harder to find the word Single than it is to actually get the concept of a CAP.
The reason I chose this picture is that a single-digit commission is what you will pay away when you CAP at KW Select. To be clear you will be paying Keller Williams 8% of your commission when you reach your CAPPING hurdle of R140k per year.
What is a CAP at KW?
Well a CAP is simply a threshold that prevents KW Select, in this instance from earning more than R140,000 per year for YOUR efforts. That’s a property sales value of R7,8m. That’s 7 transactions of just over R1m each at 6% comm. That’s do-able don’t you think? Especially if you are a seasoned agent with a sale or 3 per month.  And when you reach your CAP all your commission on your sales for the remainder of the year means you earn 92% of all your commission. That’s a single-digit commission of 8%. More info on our website so click here. So to be absolutely clear, until I CAP I will work on a 70/30 split. When KW Select has earned their 30% off my deals amounting to R140k, I CAP and I only pay KW Select 8% from then. Trust me this works and I know I am now earning what I am worth, for the first time in my life. As a business owner I drive my business and I drive my earnings. And I net more than most on my deals. Â

Your Split Will Always Be Your Split In A Traditional Agency Model
You see if you are on a 50/50 you may work up to a 60/40 or even a 70/30. But, your split will always be your split. And trust me most agencies make more than they should off your efforts. But hey, I am not selling, I am just telling…
How it Builds Up
I looked at my production today (19 April 2023) and my Anniversary with KW Select is 1 June this year (2023). I am already working on my CAP for next year, so from 1 June 2023. That means any and all registrations after 1 June this year work toward my CAP of R140,000. I did CAP in my 2nd year with KW Select. What that means for me is that although all the Drama with the Deeds Office has left me a little flat now with delayed transactions, when these transactions register and there are quite a few, it does mean that after 1 June 2023, every one of the transfers in my pipeline will work towards my CAP. Every little 30% that KW Select earns cannot go over R140,000.Â
And I do plan to reach my CAP by 1 August 2023 at the latest. I also know what my pipeline is worth before I CAP and after I CAP. It’s all about the Maths which is so critical if you want to know what you are actually worth to yourself, to your brand and to the industry.

So, Let’s Unpack 92%
As with any agency, you pay 6% of your GCI to your agency in the form of Royalties. A further 2% of your GCI goes to what we call the Growth Share Pool. If you recruit an agent you are effectively rewarded with a share of your recruit’s production. To be clear, you earn 50% of this 2% when your recruits become productive. You will become their sponsor. You will be responsible for helping them earn what they are worth in the real world. Â
Nothing Hush Hush about a 70/30
There are no strings attached. We start our new agents at K Select on a 70/30. It’s not as someone said the other day, very hush-hush. I simply asked a top performer if she could top 92%. That got her thinking. You see this superstar things a 70/30 split which will go onto perpetuity is a good deal. And this Superstar sells 4 properties a month, but I am not sharing her name here for obvious reasons. Gosh, some people need work to see how they are not benefiting.

- Let’s consider for a moment the role of technology in the current market. Oh, and Keller Williams won a really awesome and quite coveted, rather global award for Tech too. Just how are you charging the current storm. Are you doing more in a tough cycle? Because it sure ain’t just raining sales out there. You need the right Tech to give you wings and a culture to keep you at the top of your game. KW has the greatest tech out there and we know how to leverage. Leveraging as a team with a sharing culture helps us sell faster too.
- Think about the brilliant awards that Keller Williams has won globally to be the biggest real estate brand in the world. And trust me its only April 2023. No matter how much you pay for a table, Keller Williams is a phenomenal brand and what is just awesome is that all the parts of this carefully constructed business work and they work together for your good as an agent. We are a company built by Agents and for Agents. Trust the KW Cool Aid is fantastic.
