Once you decide you sell your home, you want a swift sale!

There are so many reasons why the process to sell a home could be delayed.  The reality is that there are so many external parties that the conveyancing attorneys work with.  It’s for this reason though and a few others that the process to sell a home could be delayed. Let’s have a closer look at what you as a seller can do to expedite the process to sell a home.

  • Getting and receiving offers: As the legal owner who is selling the property, you are responsible for receiving offers, making a decision on whether or not to accept the offer to purchase or not.
  • Rates Clearance certificate: This is your responsibility and can only be issued your municipal account is up to date.
  • Bond cancellation: If your property is still bonded with your bank, it is your responsibility to cancel your own bond with your mortgage lender to avoid paying costly cancellation charges.
  • Providing your seller documents: As the seller, you are required to provide certain information to satisfy the FICA requirements. Any delays on a daily basis, inevitably delay the process to sell and transfer the ownership from the seller to the buyer.
  • Title Deed: Have you lost your title deed? You will need to apply for another and this will take time.
  • Signing transfer documents:  Delays at this point happen when the sale has been concluded.  Your transferring attorney will confirm when the docs are ready to sign.  Be sure to sign asap.
