A CAP is simply a hurdle to ensure you get to earn 92/8. Essentially, we all start on a 70/30. Every time you make a sale, KW Select adds, rather transparently I might add on your dashboard what the value is of the 30% portion of your split. If you are selling 2 or more properties a month you would take each 30% earned by KW Select and add it together. Once KW Select gets to an earning of their share of R140,000 you CAP?
What does it mean to CAP at KW?
CAPPING is pretty brilliant. And it means that for the remainder of your year, you will be on a 92/8 comm split.
How is the other 8% made up?
Well, there are Royalties of 6% and what’s super about building or bringing a team is that the remaining 2% goes to growth share. Growth share when you bring a team of 2 or more means you can add these team members to your growth share tree. Meaning that you earn a portion of their production. So, if you run a team with a few team members you benefit from growth share. And growth share goes up 7 levels. If planned effectively you can build a team anywhere in the country made up in different ways. Buyers agents, listing agents, admin and more.
How much is the CAP for a team of 2?
Well, essentially the first portion is R140,000. The second team member is R70,000. So, for a team of 2 the CAP is R210,000. For every person you add to the team, the fee is R70,000. If you are working as a team of 2 and you are working together, the CAP is R210,000.
