This is a true story. No embellishment. Just a total gosh moment for me. In late 2023 I met with an agent who had completely and utterly lost her way in the industry. Not because of her, but because she found she was working for a brand that did not have any integrity. It had all become about the money. Internal competition poor business ethics and more. In fact, this agent went so far as to decline a sole mandate so that she could protect her stock from the gang. Quote unquote. How bizarre people.
Why on earth?
Why would you encourage a culture that leads to this kind of behaviour? It’s not good for your business. It’s not good for the agents. It’s a rotten culture and it stinks. The only person it’s good for is the Franchise owner.
I have heard quite a few stories
I have been in the industry for 5 years or thereabouts, maybe a few months added to that. I am a full-status agent and I am a CAPPER at KW Select. But never in my life have I heard of my colleague, working for the same brand actually climbing over a frail couple’s wall to bring a buyer to MY listing. Sometimes in a rotten culture, you are on a treadmill with no values. No values that serve and protect you or your clients.
It just so happens…
It just so happens that the couple were elderly and frail. My new colleague did get a Sole Mandate and seriously she listed on Friday and the gang pounced. She had not had the time to work her own listing herself and the gang was pushing to get their buyers in. And I get it. But the couple were elderly and frail and were not in any position to entertain an extremely urgent viewing given their health conditions.
The deal was…
The deal was my superhero new colleague would give them time to plan and prepare for a viewing. Based on their medical condition, they were not in a position to provide access at the drop of a hat. But the gang would not accept that. There were literally agents climbing over walls to push in to get a viewing.
I was absolutely shocked…
What kind of a culture allows this? What kind of breed are you growing? I am absolutely shocked and I do think some areas are worse than others. But to think that you would literally take an open mandate to protect your stock and your clients from being harassed is just off.

Need a culture that allows you to thrive and be a good person doing it? Need ethics and moral standards that are high and protect you and your efforts?
