HOW TO OBJECT TO YOUR MUNICIPAL VALUATION

The deadline to object to your municipal valuation is 31 March 2023 for this 4-year period. KW Select will assist you where we can with the property reports you need in order to object. Here is the process to follow should you wish to object to your new municipal valuation

  • Go to the COJ’s objections website.   You should register with your email address and create a password you will remember.
  • You will receive an email from Objections@joburg.org.za You should click on the link provided in order to verify your email.
  • Log in with your password.  From the home page, search for your property. Enter the address of your property as it appears on your COJ account.
  • Once you have located your property, you should then link it to your profile.
  • From the dashboard, then go to you linked property and click on the link provided, Object.
  • A new form will open up – complete all the relevant sections. You will need the following information:
  • The height of the boundary wall and/or fence of the property (in cm),
  • You will need to enter the square meters of the property under-roof of the buildings.  This you can get off your building plans.
  • You will need at least one comparative property in the area.  If you need a property report we can provide this, normally on page 7 of a standard report.  If you need a copy of this report allow 2 days and we will send you one.  Go to our website now to request a valuation.
  • You will be required to sign your objection electronically.  You are able to use your mouse to do this.
  • Upload all your supporting documents in PDF format.  If you need assistance reach out via our website and will get a great agent to help you with the info you need.  Upload these documents in the correct format.  The maximum size of your files combined cannot exceed 30 MB.  No 1 document can be more than 10 MB.

It is recommended that you include the following:

  1. A motivation letter if need be.

  3. A valuation from a registered property practitioner with a valid Fidelity Fund Certificate or FFC, registered with the PPRA or Property Practitioners Regulatory Authority is permissible.
  4. Photos to support but include 1 or 2 which should suffice, in JPG or PNG format.
  5.  You are able to paste the photo you have into a Word document and then save it or print it to a PDF or PNG format.
