When a buyer falls in love with your property when you sell, it’s honestly like magic.  A buyer needs about 15 seconds to fall in love with your home.  Hopefully, your agent has discussed this strategy with you.  Something in a serious buyer’s eyes just changes.  It’s just amazing. Then there is a question like “what is the price again”?  Both parties have a heart that skips a beat at this point.  And now the door is open for negotiations. 

It Really Is Exciting

And it’s exciting because you have a willing and an able seller who may be against the clock for reasons you cannot expand on.  You know their reasons and you know why time is of the essence.

Then The Paperwork Starts

An OTP is a legally binding contract.  Price, Parties, Property, Professional Fee, Period all 5 – always.  And of course the Seller Declaration.  All the components come into play on 12 + sheets of paper that you as a buyer will sign.  The buyer always signs first because it is their offer at this point.  And a great Agent makes sure that the buyer knows exactly what they are signing.  A great Agent knows all there is to know about suspensive conditions and can confirm any aspect that is not clear.  There is no smoke and mirrors with KW Select.  Getting an OTP is one thing, but knowing how to navigate to the right price is quite another.  A great Agent has given you an undertaking with the mandate to get you the price you are banking on all the way to the bank.  Getting the wrong price is not what we call a win-win.  There are exceptions but a great Agent is someone you trust and can rely on to bring the bacon home.

Then It’s The Seller’s Turn

The seller is the last party between the buyer and the seller to sign the OTP.  A great Agent will hold till all the aspects of the contract have been explained in detail.  This means that all the suspensive conditions have been clarified.  Has a pre-approval been done and more?  A great Agent will be ready with a sale they are proud of and nothing more. 

Then The OTP Gets Submitted

Submissions are done online and normally via a portal that communicates directly with the attorneys that the Seller has appointed.  From there the transfer process gets underway.  All the parties to this agreement, Seller, Buyer and your great Agent have less to do but are all still hugely invested.  A great Agent monitors the constant communication to ensure the transaction is moving swiftly.  A great Agent knows when to step in and push a point in the transaction to avoid delays.
