  • Honesty, integrity and transparency are absolutely critical.  If you get that feeling don’t go there.  Ask for references.  It is so easy to just talk but ask a great agent to put their money where their mouth is.  Our great Agents need to pass the Culture test and not just anyone can join KW Select.  Make sure your Agent is accredited with the PPRA because there is a code of conduct to uphold.
  • Ask about communication – there is just nothing worse than meeting someone online or face-to-face that has had a bad experience with a not-so-great Agent.  No news is news for my colleagues.  If the market is quiet and the price point is quiet that is feedback.  Feedback after viewings is essential.  Often buyers will consistently say the same thing and this feedback is critical and definitely worth sharing.

  • Strong Negotiation Skills – this is where an Agent proves their mettle.  Any agent can take photos and create a listing. Any agent can do a viewing.  But great Agents know how to hold on to price.  Great Agents know all about counter offers.  What is more important is that a Great Agent will know this is where the real job starts.
  • Knowledge of the process – A great Agent will not only list your property.  A great agent will not only conduct viewings and do all the above.  But a great Agent must not leave you hanging about what is next.  A great Agent will recommend an Attorney Firm that can and will do a great job.  Not a firm that does a transfer once every 3rd leap year either.  Strong communication is critical after the property has been sold.  The goal is to sell the property.  But more importantly, the end goal is to ensure a smooth property transaction.  One that ends well with a win-win for all parties.
